    Millennial United States Prefer House Rentals

    Millennials in the United States (US) currently prefer to rent a house rather than buying a house.

    They rent a house longer, not always because they cannot afford a house. But this is a growing trend nowadays.

    "The developers also created a home rental community for single families to meet the growing demand," said Diana Olick who reported for CNBC.

    For example AVH Communities in partnership with Bristol Group, which built a community called Pradera in San Antonio, Texas, which contains 250 new three- and four-bedroom homes that are rented for USD1,800 to USD2,300 per month. The average annual income of residents of Pradera households is more than USD100,000. That means they can easily buy a house but prefer to rent a house.

    The community also provides a variety of luxurious facilities such as swimming pools, fitness centers, shared kitchens, and party rooms, as well as parks for dogs and dog bathing centers.

    "We think there are major changes in demographics. They want smaller sizes, they want portability and mobility, "AVH founder and CEO Mark Wolf told Olick.

    Wolf added, "The form of millennial households, they don't really want to be involved in caring for one house, they want to go out and do something the boomers do that enjoys life, not hard work for their homes."

    "We basically took one apartment and make it horizontal versus vertical. About 93% of apartment stocks are studios, one and three bedrooms, very few three bedrooms. "We see a growing need to provide three- and four-bedroom homes for this community of tenants," Wolf said.

    Wolf who is experienced in the market for many family apartments, sees more needs for single-family homes after the housing crisis. He said the demand did not go down completely. While the level of homeownership has risen from the lowest level in history in 2016 and is now starting to fall again.

    In 2018, the number of single-family houses built for rent reached 43,000 units. This is the peak of demand for the first time in almost 40 years according to data from the Association of Developers of National Houses (NAHB).

    Millennials and older generations say they do not want to face various costs related to homeownership. Renting a house is an easier way and way of life.

    In addition, homebuyers often need a larger than expected budget for new furniture, monthly fees such as property taxes and homeowner insurance, and home repairs that require unexpected expenses.

    "Having a house with a white fence is no longer part of the American Dream. But millennials not only created a new type of American Dream, by choosing to rent rather than buy, they also changed what homeownership was like in America, "Olick said.

    Millennials also choose to rent a house because it is comfortable. There are also those who rent houses because peacocks cannot pay down payments, which represent the largest part of the generation of those who rent a house longer. { Source }
